Property and Asset Management

Murray Commercial offers a commercial property management service in London for all types of commercial premises, from stand-alone shops to retail parades, industrial estates and multi-storey office buildings.

The landlord and tenant relationship is key to the management process and critical to investment performance. We are aware of the importance of ensuring that rent is paid on time and that properties are kept in full repair. We undertake an agreed number of inspections of all managed properties each year, and are in regular contact with tenants to ensure that their rents are paid on time and that the other lease covenants are performed as they should be. Where this is not the case, we ensure that our clients are advised of their options, and that they receive recommendations as to the best course of action. In times of growing Health & Safety legislation governing property investments, we ensure that properties are fully compliant.

In terms of Asset Management, we work with our clients to improve the value and yield coming from their assets. This might include:

• Identifying opportunities to add value
• Advising on obtaining a planning consent or a change of use.
• Advising on upgrades and modernisation of communal areas and lettable space to help attract tenants and push rents.
• Carrying out re-gears of leases to extend terms and seek to improve a client’s rent roll
• Introducing partners such as dilapidation surveyors, advertising agencies, telecoms surveyors and serviced apartment providers to clients.
• Exploring purchasing adjacent ownerships or even acquiring tenant’s leases to re-position an asset and improve the capital value

Rent Review and Lease Renewal Specialists
